There are currently over 2.8million landlords in the UK*. Managing rental properties comes with its fair share of challenges, and maintaining outdoor spaces like gardens can often be a significant burden.

At Perfect Grass Ltd, we’ve seen firsthand how artificial grass can transform the experience for landlords. I’d like to share the key benefits of professionally installing artificial grass at your rental property, focusing on low maintenance, cost management, neatness, and advantages for both landlords and tenants. Let’s explore why this could be a practical solution for you.

Artificial Grass is Low Maintenance

Firstly, one of the most compelling reasons to consider artificial grass is its low maintenance nature. Natural grass demands consistent effort—regular mowing, watering, weeding, and fertilising are all necessary to keep it in good condition. However, many tenants are unlikely to invest the time or energy required for such upkeep, leaving you with an untidy garden to address between tenancies. Artificial grass eliminates these concerns entirely. Professionally installed artificial grass (proper groundworks, high quality grass, good seams, no bumps etc) requires minimal care, with just an occasional brush to maintain the appearance of the fibres. There’s no need for mowing or watering, which significantly reduces the workload for both you and your tenants, ensuring the outdoor space remains presentable year-round.

Artificial Grass Prevents Unwanted Disputes with Tenants

It is often unclear in the tenancy agreement as to the tenant’s and landlords responsibilities in the garden and disputes can arise from this. Keeping you garden low maintenance helps reduce these possible disputes. If you have artificial grass alongside drought tolerant planting there is no weeding, lawn mowing, bush cutting or other high maintenance task. A win-win for both landlord and tenant.

Artificial Grass can Increase the Profit for Landlords

Next, let’s consider cost management, a critical factor for any landlord. Maintaining a natural lawn can be surprisingly expensive when you account for water usage, lawnmower maintenance, fertilisers, and potentially hiring gardeners to keep the space in order. Artificial grass removes these recurring expenses and in return increase your profits. There’s no need for irrigation, which is particularly beneficial in areas with high water costs or seasonal restrictions and even getting water to some front garden locations can be difficult. While the initial installation involves an upfront investment, the long-term savings are substantial. Many landlords find that their garden maintenance costs drop significantly after making the switch, allowing for better financial planning and increased profitability.

Artificial Grass Remains Neat and Tidy Throughout the Year

Another important benefit is the neatness that artificial grass provides. In the UK, with our frequent rain, natural grass can quickly become muddy and uneven, especially during autumn and winter. This often results in tenants tracking dirt into the property, leading to additional cleaning or even damage to carpets and flooring. Artificial grass, designed with effective drainage through a mesh backing and good groundworks, prevents this issue. It remains a clean, firm surface regardless of the weather, reducing mess and preserving the interior condition of your property. This consistent tidiness also enhances the overall appearance of the rental, making it more appealing to prospective tenants.

Your Rental Property is More Attractive to a Wider Audience

Finally, artificial grass offers significant benefits for tenants, making your property more attractive to a wider audience. As well as making a great first impression on your property if the front garden is neat and tidy it provides a durable, usable outdoor space that can withstand heavy foot traffic, making it ideal for busy workers, families with children or pet owners. Our high-quality synthetic turf is non-toxic and requires no harmful chemicals like pesticides, ensuring safety for all users. Additionally, pet waste can be easily cleaned, and the drainage system helps prevent lingering odours. Tenants appreciate a garden they can enjoy without the burden of maintenance, and this added convenience can help you attract and retain occupants, potentially reducing vacancy periods.

Helps with Sustainable Property Management

In addition to these core advantages, it’s worth noting the environmental considerations. While artificial grass is a synthetic product, it can contribute to sustainability efforts by eliminating the need for water-intensive lawn care. Natural grass often requires significant irrigation, whereas synthetic turf needs none. At Perfect Grass Ltd, we also offer fully recyclable options, ensuring that the product can be responsibly disposed of at the end of its lifespan. This aligns with a growing emphasis on sustainable property management practices.

Pair your artificial grass lawn with a selection of drought tolerant plants and you can further enhance the look of the garden again without the need for large amounts of water.

In conclusion, artificial grass presents a practical and efficient solution for landlords looking to simplify property maintenance and enhance tenant satisfaction. Its low maintenance requirements save time and effort, while the cost savings over time make it a financially sound choice. The consistent neatness ensures your property remains in good condition, and the benefits for tenants broaden the appeal of your rental.

    • Hi unfortunately, weeds will grow anywhere, even a well laid artificial can be a medium for weeds to germinate. An artificial lawn will reduce the amount of weeds, but it won’t stop them. A lot also depends on what is surrounding your garden i.e. where the weeds come from, don’t forget weed killer is perfectly fine to use on our products.
